

The Terraces | Los Altos, CA

This project consisted of demolishing 12 buildings and replacing them with five larger buildings which include independent living and assisted living units as well as skilled nursing and memory care. The senior community spans over 260,000 sq. ft. and has space for 181 residents. FWC provided structural engineering services for all five multi-level buildings. The independent and assisted living units consist of timber framing over a concrete podium structure, which has underground parking, a concrete framed dining hall, and landscape features. The skilled nursing section was designed with structural cold-formed steel framing and was the first multi-level building using this material for the vertical system to be successfully reviewed and approved through OSHPD.

Gilbert Troost Residence | Palm Springs, CA

This is a 1-level, 1,700 sq. ft. single family modernist style home built as a guest house for the adjacent property. FWC provided structural engineering calculations for the installation of the cold-formed steel special bolted moment frame and wall system. The frame is comprised of HSS columns and light gauge steel beams tied together with eight high strength bolts at each connection.
Gilbert Troost Residence

815 Tennessee | San Francisco, CA

This project consisted of a partial demolition of an existing 2-level industrial building built in 1926 and the construction of a new 5-level residential condo building with over 74,000 sq. ft. A portion of the original industrial building that contains the brick façade was preserved in order to serve as a visual reminder of the building’s original use and the industrial history of the San Francisco Dogpatch neighborhood. The new residential building accommodates 69 luxury one, two and three bedroom condos, as well as a public courtyard, large lobby, and an expansive roof deck with breathtaking city and water views. FWC provided structural engineering services for the design of the load bearing cold-formed steel framing for all of the residential levels.

Yucaipa Apartments | Yucaipa, CA

This project consists of three stories of timber framing over concrete podium. The project combines affordable senior housing units and a community room in the same building. Narrow high strength shear walls were used as part of the design to add a more welcoming facade.

Eighth and Grand Apartments | Los Angeles, CA

FWC designed the exterior metal stud framing systems for this 7-level, mixed-use project with 700 units and retail on the ground floor, which includes a large Whole Foods Market. The structure has several amenities including a roof-top pool area, clubhouse, and screening room. In addition, we also provided the interior shop drawings and structural calculations for the King Span wall panels that were installed.
Eighth and Grand Apartments

Little Tokyo | Los Angeles, CA

Construction on this 9-level residential building with 77 units consists of an elevated concrete podium slab and eight levels of load-bearing cold-formed steel. FWC designed all of the framing on the residential levels as well as the exterior framing for the ground level retail space. Special consideration was given to the design of the amenities deck on the roof of the building which includes a pool, gym, and dog walk.

Calistoga Family Housing | Calistoga, CA

FWCSE provided structural engineering services for the design of three different plan types of 2-level apartment buildings that make up an appealing community for affordable and low income residents. The scope of the project also included an attached clubhouse on one of the buildings. Calistoga Family Apartments have been recognized in the PCBC 2016 Awards Of Merit under the category of Zero Net Energy Design as well as being the winner of the Judges Special Award of Excellence in the 2016 Golden Nugget Awards.

Acacia Creek | Union City, CA

This project contains 123 residential units over parking and covers 226,000 square feet. The four and five story cold-formed steel framed residential structure above the concrete podium is a senior living community, offering independent and assisted living apartments with private decks and patios. FWCSE is the structural engineer of record for the cold-formed steel residential levels. The project was completed under the design-build delivery system.

The project is on an approximately 100,000 square foot skewed lot with four stories of timber framed residential structure totaling 140 units. The residential structures are founded on a concrete podium slab over a single story concrete subterranean garage with 339 parking stalls.

Four-story multi-family housing development in the city of Los Angeles. Ground level parking with Three story timber framed structure above a concrete podium deck. Podium deck is a 14” reinforced concrete slab. Lateral system consists of CMU walls around the perimeter of the structure.
